10 Malcolm X

In a joint venture with SV+Partners, Trax and Caste Capital, 10 Malcolm X Boulevard is a mixed-use development situated in the heart of Nubian Square. It is comprised of 132 total units of housing and approximately 37,000 square feet of commercial and retail space.

Building upon the rich historic and cultural legacy of the area, the project replaces a surface parking lot with a range of both rental and homeownership housing opportunities. It also involves rehabilitating the existing commercial building and creating a significant new public space at the corner of Malcolm X Boulevard and Shawmut Avenue.

Community outreach has been at the core of the project from day one, encompassing design workshops with local community groups and an infusion of new work by local artists throughout the site.

Special attention has been paid to the landscape throughout, allowing the three buildings of the development to be tied together through a series of walking paths, open spaces, and bountiful tree canopy.

TERRAZZA

Nestled into a hill along Linden Street, a main road that goes into the heart of downtown Wellesley, TERRAZZA went through a significant approval process. Starting out initially as a 40 B project and then overtime, working in concert with both the town and abutting residences the team successfully managed to get these lots rezoned under the Residential Overlay District.

This project is in construction and will be home to 35 thoughtfully crafted single-level living condominium units with a beautifully landscaped courtyard and curated amenity spaces.

73 SUMMER ST

Located at the corner of School and Summer Street, this project has a direct route and relationship to Union Square to the immediate south in Somerville. Currently the site of a dilapidated gas station, the parcel presents an opportunity for the creation of environmentally responsible housing that also strengthens contextual congruence in the neighborhood. By allotting ample space on the site for landscaping, the site design supports local biodiversity, promotes sustainable strategies for rainwater infiltration, and provides a fix-it station for locals utilizing alternate modes of transportation. The building itself strategically pulls materials from adjacent buildings on to the site help frame the prominent and special façade at the street corner.

535 SECOND STREET

In a joint venture with SV + Partners, construction will soon commence for a new ground-up 27-unit multifamily rental building with 23 at-grade garage parking spaces.

Everett is currently undergoing a fundamental transformation from an industrial city into one of Greater Boston’s most dynamic residential rental markets. Abutting Boston and Cambridge, the City of Everett has optimized its location through heavy public investment into transit infrastructure and strategic transit-oriented planning.

The project will benefit from significant nearby economic drivers and a host of amenity offerings including Encore Boston Harbor, Cambridge Crossing, and Assembly Square.

201 WASHINGTON ST

TRAX recently acquired this boutique project that is at the footsteps of a large multi-family development located at St. Grabriels in Brighton. With permitting complete, TRAX will be executing this project in house now through completion bringing 6 townhouse units through the restoration and expansion of a historic home located on Washington Street.

Designed by EMBARC, the goal for the addition was to complement the traditional structure and hold true to what is new.

445 HARVARD ST

As one of the last 40B projects that went through the approval process in Brookline, this project will bring 25 rental units to the neighborhood with a strong vibrant pedestrian experience in the expanded outdoor cafe space.
